About This Snapshot
This snapshot summarizes residential sales occurring within the Corbett postal market area during calendar year 2025 (with some comparisons to calendar year 2024). Corbett is an unincorporated community, so the analysis is organized around properties using a Corbett mailing address rather than municipal boundaries. Data are sourced from RMLS and have undergone a rigorous cleaning and validation process. Manufactured homes located in leased-space parks are not included. For additional information regarding data cleaning procedures and common MLS data challenges, see the dedicated page: RMLS Data Accuracy Challenges.

- Sales price to original list price: SP/OLP
- Price per square foot (total square footage): PPSF (TSF)
- Cumulative days on market: CDOM
- Average lot size in acres: ac
Market Overview
Corbett is an unincorporated rural community located in eastern Multnomah County along the Columbia River Gorge. Situated roughly 20 miles east of downtown Portland, the area provides access to employment centers throughout the metropolitan region while maintaining a distinctly rural character shaped by larger parcels, agricultural land, and low-density residential development. With a population of approximately 3,947 residents, Corbett supports a relatively small housing market compared with many communities in the Portland metropolitan area.
Corbett’s housing market is shaped by a combination of geographic constraints and large land holdings that distinguish it from more urbanized areas of the region. Much of the community lies within the Columbia River Gorge National Scenic Area, where land-use regulations influence development patterns and help preserve the area’s rural character. As a result, residential sales often involve acreage properties, and housing activity remains relatively limited from year to year.

January 2025 – December 2025 (27 total residential sales).
Data: RMLS | PortlandAppraisalBlog.com
Corbett’s residential market was dominated by detached homes during 2025. Detached properties accounted for 24 of the 27 residential sales recorded during the year and generated more than 91% of total residential dollar volume. The prevalence of detached housing reflects the community’s rural character, where larger parcels and lower-density development patterns are common.
Manufactured homes represented the only other residential segment with recorded sales activity, accounting for 3 transactions. No attached-home or condominium sales were reported during 2025, reinforcing the market’s overwhelming concentration in detached and manufactured housing. Compared with more urbanized communities, Corbett offers relatively few alternative ownership formats, with most residential activity centered on site-built homes and manufactured homes on owned land.
Detached Homes
Detached homes represent the largest and most active residential housing segment in Corbett. Because detached properties accounted for nearly 9 out of 10 sales during 2025, this segment provides the clearest view of local market conditions.

Single-Family Detached Residential | 2024 & 2025
Data: RMLS | PortlandAppraisalBlog.com
Detached-home sales activity remained remarkably stable during 2025, with 24 sales occurring in both 2024 and 2025. Total dollar volume, average price, and median price all declined modestly year-over-year, while average home size remained essentially unchanged at approximately 2,370 square feet. Average lot size declined 10.1% year-over-year, reflecting a smaller number of large-acreage sales in 2025, which contributed to the lower pricing observed during the year.
Homes generally sold more quickly during 2025, with average cumulative days on market declining from 99.9 days to 86.9 days. No new-construction detached-home sales were reported in either year, reinforcing the market’s reliance on existing housing stock. Affordability also improved modestly, with the number of detached-home sales meeting the affordability criteria used in this study increasing from 1 sale in 2024 to 3 sales in 2025.
Detached Homes Water & Wastewater Infrastructure
Water supply and wastewater disposal can be important considerations in rural housing markets. The following tables summarize the primary water and wastewater systems reported for detached-home sales occurring within Corbett during 2025.
| Water Type | # of Sales |
|---|---|
| Well | 6 |
| Public Water | 17 |
| Shared Well | 1 |
| Grand Total | 24 |
Corbett Market
Single-Family Detached Residential | 2025
Data: RMLS | PortlandAppraisalBlog.com
Despite Corbett’s rural character, public water service was more common than private wells among detached-home sales occurring during 2025. Nearly 71% of sales reported public water service, compared with 25% of sales utilizing private wells and 1 sale relying on a shared well. The prevalence of public water reflects the presence of the Corbett Water District, which serves much of the community despite its largely rural development pattern.
| Sewer Type | # of Sales |
|---|---|
| Cesspool | 1 |
| Septic | 23 |
| Total | 24 |
Wastewater systems were considerably less varied than water sources. Septic systems were reported for 95.8% of detached-home sales occurring during 2025, while no sales reported public sewer service. This reflects the area’s rural development pattern and reliance on on-site wastewater disposal systems.

Data: RMLS | PortlandAppraisalBlog.com
How affordability is defined: The Portland Appraisal Blog Affordability Index (PABAI) was used to evaluate affordability during the study period. PABAI calculates the income needed to buy each home using its actual reported price, taxes, HOA dues, and an insurance estimate, financed at the Freddie Mac 30-year rate in effect at the time of sale. A home is considered affordable if the required income does not exceed the HUD median family income for the Portland-Vancouver-Hillsboro MSA in effect at the time of sale.
Most detached-home sales remained out of reach for median-income households, with 87.5% classified as unaffordable under the affordability criteria used in this study. Even so, 3 detached-home sales met the affordability threshold in 2025, indicating that ownership opportunities existed within the market for households earning the Portland area’s median family income.
The income required to purchase a detached home in Corbett generally exceeded regional affordability benchmarks. The median required income was $173,422, while the average required income was over $183,000. By comparison, the HUD median family income in effect for most of 2025 was $124,100, nearly $60,000 below the average income required to purchase a detached home. Corbett’s land-intensive housing stock contributed to higher ownership costs than are typically found in many more densely developed communities.
Manufactured Homes
Manufactured homes represent a small but important component of Corbett’s housing market. While only a few manufactured-home sales occurred during 2025, the segment provides an alternative ownership option within a community where detached homes on acreage dominate residential activity.

The following table compares manufactured-home sales activity occurring within Corbett during 2024 and 2025. Metrics include the number of sales, total dollar volume, pricing, property characteristics, marketing times, and affordability.

Single-Family Manufactured Residential | 2024 & 2025
Data: RMLS | PortlandAppraisalBlog.com
Only 3 manufactured-home sales occurred in Corbett during 2025, compared with 4 sales during 2024. As a result, year-over-year changes should be interpreted cautiously, as individual transactions can meaningfully influence segment statistics.
Despite the limited number of sales, manufactured homes remained an important source of affordable ownership opportunities within the community. Two of the 3 sales met the affordability criteria used in this study, nearly matching the number of affordable detached-home sales despite representing a much smaller share of total market activity. Manufactured homes also provided access to larger parcels at a lower price point than is typically available within the detached-home segment.
Key Takeaways
Corbett’s housing market remains distinct from many communities in the Portland metropolitan area due to its rural setting, larger parcel sizes, and limited housing inventory. Residential activity was overwhelmingly concentrated in detached homes, and the nearly universal acreage parcels contributed to higher home prices and required incomes than are typically found in more densely developed communities.
This made affordability challenging for households earning the Portland area’s median family income. Even so, affordable ownership opportunities were not entirely absent. Both detached and manufactured homes produced a total of 5 affordable sales during 2025, with manufactured homes playing an especially important role in providing lower-cost ownership opportunities despite representing only a small share of total market activity. Manufactured homes accounted for 40% of all affordable sales recorded during the year.
Corbett’s utility data also revealed an interesting combination of rural and developed infrastructure, with public water serving most detached-home sales despite septic systems remaining nearly universal.
